Qhazanah Sabah and Bina Indah Join Forces for RM500 Million The Hill @ Damai Project


Kota Kinabalu: Qhazanah Sabah Bhd (QSB) has officially entered into a joint development agreement (JDA) with Bina Indah Development Sdn Bhd to spearhead the development of The Hill @ Damai. The project is set to be a pioneering mixed-use urban revitalisation venture, strategically located on 5.26 hectares adjacent to Hospital Queen Elizabeth II.



According to BERNAMA News Agency, QSB chairman Datuk Dr Yusof Yacob highlighted that The Hill @ Damai will be Sabah’s inaugural development blending a medical ecosystem with a high-end commercial precinct. The project boasts an estimated gross development value surpassing RM500 million. Yusof emphasized that this innovative development aims to become a commercial hub, integrating medical facilities with modern lifestyle amenities. It will also feature over 1,500 parking bays to accommodate visitors and tenants.



The state government foresees the project as a catalyst for significant economic benefits, generating substantial revenue for both QSB and the government. The signing ceremony, held at Menara Kinabalu, saw representatives from both parties in attendance. Yusof and deputy group chief executive officer Rudy Jaglul signed for QSB, while director Kenyo Chu and executive director Allison Tey Phing Phing represented Bina Indah Development. The event was witnessed by Sabah Minister of Industrial Development and Entrepreneurship Datuk Phoong Jin Zhe.



Upon completion, The Hill @ Damai is expected to offer over 500,000 square feet of commercial space, creating over 1,000 jobs and stimulating economic activity. The project is slated for completion within five years.



In conjunction with this development, the launch of Sabah’s first mid-scale halal-certified industrial hub, the Q-SME Halal Industrial Park, was announced. Situated within the Halal Malaysia (Halmas)-certified zone in Kota Kinabalu Industrial Park (KKIP), the park is 77 percent complete as of May, with full completion anticipated by the end of the year. The park will host 17 ready-built warehouse units, designed to facilitate the production and export of high-quality, halal-certified products from Sabah.



Yusof noted that the park will feature a centralised one-stop halal centre to optimize certification and production processes for halal-focused SMEs. The strategic location near Sabah Ports, supported by entities like the Department of Islamic Development Malaysia (JAKIM), Sabah Islamic Religious Council (MUIS), and the Halal Development Corporation, positions Sabah as a growing force in the regional halal export industry.
