Residential Property Demand In Negeri Sembilan Continues To Increase Strongly — REHDA


Negeri sembilan: Demand for residential properties in Negeri Sembilan continues to increase strongly, driven by economic stability and high consumer confidence.



According to BERNAMA News Agency, Real Estate and Housing Developers’ Association (REHDA) Negeri Sembilan branch chairman Datuk Desmond Yap Poh Seng stated that Negeri Sembilan is currently undergoing rapid transformation from a transit area to a dynamic and competitive economic zone. He highlighted that the state’s economic growth is supported by the implementation of Malaysia Vision Valley 2.0 (MVV 2.0) and the Negeri Sembilan Development Plan 2045 (RPNS 2045), enhancing the state’s reputation as the country’s new economic hub.



Yap pointed out several key catalyst projects shaping the state’s new landscape, including MVV City, SPD Tech Valley, Eco Business Park VII, Enstek Techpark 3, Vision Business Park, and Negeri Sembilan Silicon Valley. These high-impact projects, he noted, are attracting investments worth billions of ringgit and creating numerous job opportunities in sectors like manufacturing, logistics, technology, renewable energy, and professional services.



Present at the Negeri Sembilan Housing and Property Expo’s opening ceremony was J. Arul Kumar, chairman of the Local Government Development, Housing and Transport Action Committee. Yap emphasized that the state’s strategic location near the Klang Valley, connected by major highways such as PLUS, LEKAS, and the Seremban-Port Dickson Expressway, makes it an ideal destination for living or investment.



Based on the First Half of the 2025 Property Market Report by the National Property Information Centre (NAPIC), Yap reported that the state’s property market showed encouraging performance with transactions increasing by 6.8 percent to 10,108 units. The transaction value also rose by 11.8 percent to RM4.62 billion. The residential sub-sector was the main driver, with a 7.6 percent increase in the number of units and a 5.6 percent increase in value compared to the same period last year.



Yap added that the reduction in the Overnight Policy Rate to 2.75 percent boosts buyers’ affordability and revives the country’s housing market. Meanwhile, Arul stressed the state government’s commitment to ensuring homeownership for every citizen. Since 2018, 33,697 affordable housing units have been approved, with 26,548 units completed or under construction.
