Cyberjaya: Nexgram Holdings Bhd's subsidiary, Neu Nexus Century City Sdn Bhd (NNCC), today launched the development of Neu Nexus Century City in Cyberjaya. This project, focusing on artificial intelligence (AI) infrastructure, energy, and mixed-use development, has an estimated gross development value of RM2 billion.
According to BERNAMA News Agency, NNCC stated that the project is anticipated to reach an enterprise value of approximately RM6.1 billion once fully matured. It is designed as a scalable AI infrastructure and mixed-use commercial ecosystem. The NNCC Power Superblock will include two AI-ready data centres, a proposed AI and green energy tower, hotel and residential components, corporate office space, convention and exhibition facilities, wellness centers, blockchain and innovation hubs, multipurpose lifestyle facilities, and supportive commercial amenities.
The proposed data centre element is set to feature two 20-megawatt AI-ready facilities. These facilities are crafted to support sovereign AI computing, enterprise AI deployment, high-performance computing, robotics applications, intelligent automation, humanoid agent hosting, and next-generation digital infrastructure demand.
In line with the groundbreaking ceremony, NNCC and its project partners formalized two heads of agreement (HOAs) and two memoranda of understanding for investment mandates, amounting to an aggregate indicative value of approximately RM1.23 billion. These agreements include a proposed RM280 million hotel and residence HOA with Croske Hotels Management Services Sdn Bhd, a RM200 million AI data centre token offtake HOA, a RM250 million NNDC-I data centre infrastructure investment mandate, and a RM500 million NNCC Power Superblock fundraising mandate.
These arrangements aim to enhance early commercial validation across key NNCC components, such as hospitality, AI data centre utilization, infrastructure investment, and institutional capital formation. Additionally, NNCC plans to integrate sustainable and future-ready infrastructure concepts, focusing on intelligent energy optimization, AI-enabled operational efficiencies, smart building systems, and development planning aligned with long-term environmental, social, and governance (ESG) and smart-city objectives.
Further announcements regarding strategic collaborations, customer commitments, funding participation, development milestones, and implementation phases are expected as the project progresses. The company believes that the initiation of NNCC, the NNCC Power Superblock, and related strategic arrangements represent a significant step towards establishing a future-ready platform. This platform is anticipated to support Malaysia's involvement in the ASEAN AI infrastructure economy, enterprise digital transformation, and next-generation intelligent city development.
