Kuala lumpur: Axis Real Estate Investment Trust (Axis-REIT) announced a substantial increase in its net profit for the second quarter ended June 30, 2025, posting RM46.95 million compared to RM38.95 million in the same period last year.
According to BERNAMA News Agency, Axis-REIT reported a rise in revenue to RM90.25 million in 2Q 2025, up from RM76.53 million in the previous corresponding quarter. The company’s filing with Bursa Malaysia revealed that the total trust income for the quarter under review hit RM90.3 million, marking an 18.0 percent increase from RM76.5 million in 2Q 2024. This growth was driven by higher property income, with net income rising by 20.5 percent year-on-year to RM46.95 million.
Additionally, the REIT disclosed the completion of its property disposal in Petaling Jaya, The Annex, on April 30, 2025, resulting in a total net gain of RM8.82 million. This gain included the realisation of fair value gains from previous years. The manager of Axis-REIT has proposed to distribute 99 percent of the realised income available for distribution generated from operations for the second quarter of 2025.
The total net asset value of Axis-REIT stood at RM3.34 billion, with a net asset value per unit (before the 2025 second interim income distribution) of RM1.6510.
For the first half of 2025, Axis-REIT’s net profit saw an improvement of 18.3 percent to RM96.08 million, compared to RM81.22 million in the corresponding period last year. Revenue for the first six months increased by 18.4 percent to RM180.12 million from RM152.07 million previously.
Looking ahead, Axis-REIT remains optimistic about maintaining its current performance for the financial year ending December 31, 2025, due to the satisfactory performance of its existing property portfolio and its growth strategy focused on pursuing quality investments.
